Abstract

Due to an extensive project of reassessment Niersberger modernised several buildings at the crossways Scheffelstraße/Goethestraße in Villingen-Schwenningen on the brink of Black Forrest. With regard to modern aspects a total of 55 accommodations was rebuilt and thus created as attractive residential property in the long term.

Start of modernisation was marked by the buildings Goethestraße 12 to 22. The modernisation of listed buildings Goethestraße 13 to 21 and Scheffelstraße 7 followed up. The demolition of residential buildings Goethestraße 23 to 27 came next, which led to the errection of a new construction including a basement garage at the very same site. In the last stage of construction the neighbouring residential buildings of Scheffelstraße 9 to 11, which were also listed, came to be modernised. Building services engineering in all estates were extensively renovated. A 220 kW strong pellet heating system enforces a „clean“ energy balance of all residential buildings.

Abstract

Niersberger realised the establishment of needed housing space on enquired sites at Warenburg areal in Villingen. Residential buildings, that had been getting on in the years, were tore down in order to be substituted by four buildings with a total of 93 contemporary designed accommodations.

The origin of this measure was based in a competition of urban management in 2011. The planning optimisation of call for bids as main contractor followed up. In the beginning of 2013 the existing buildings were tore down. Thus in May the activities of first stage of construction started. That stage was finally completed in November 2014. Building shell works of second stage of construction were launched in April 2015, completion of the building is scheduled for autumn 2016. In order to serve demands of a „clean“ energy balance, all four houses are energy efficient following the German standard of KfW 55. Pellet heating systems run by 220 kW provide a constantly low level of energy use.

Abstract

A real estate, formerly used as facility for professional school system, has been taken as occasion by Niersberger to create new housing space. SItuated in the suburbs not far from Erfurt town centre, there have been created 24 accommodations with exalted modern standards.

Since November 2013 the built volumes were registered. After grant of building licence in May 2014 the building shell was reinforced with additional brickwork and steal beams. Thus the requirements of purpose of utilisation were finally met. By the end of 2014 and the first half of 2015 accommodations have been frequently completed. Wooden parquet floors, underfloor heating and amply balconies just stand representatively for exalted comforts in furnishing. Thereby Niersberger obviously met the taste of apartment-hunters: While the reals estate still was under construction, some 85 percent of the apartments were already rented. The realisation of this demanding construction project turned out to be a success for all parties involved.
